The steps to staircasing

1. Check your finances
   Use our online staircasing calculator to work out how much buying more shares could cost. The price of additional shares is based on your home’s open market value at the time you wish to buy. You’ll be able to do these calculations here soon. (Coming Soon)
2. Complete an application
   If you’re happy with the estimated costs and want to move forward, you’ll need to complete our online application form. Once submitted, we’ll carry out a few background checks and get in touch to confirm if you can purchase the extra shares. (Coming Soon)
3. Arrange a valuation
   After we’ve confirmed in writing that you can buy the shares, you’ll need to arrange an open market valuation of your home. This must be done by an independent surveyor who is RICS or FRICS qualified. We also have a detailed valuation guidance document to help your surveyor meet all requirements.
4. Authority to Proceed
   Once we receive your valuation report, we’ll check everything meets the requirements and calculate the purchase price for your new shares. We’ll confirm all details in writing and send you an Authority to Proceed form. All leaseholders named on your lease must sign this to move forward.
   At this stage, you’ll also need to provide proof of funding and complete some ID checks.
5. Conveyancing and completion
   You’ll confirm the name and address of your solicitor, and once we receive your signed Authority to Proceed form, we’ll instruct our solicitors and pass on all relevant details. Your solicitor will keep you updated as we agree a completion date together.
   If you’ve purchased additional shares but not staircased to 100%, we’ll contact you after completion to confirm your new rent and/or service charges. If you’ve reached 100% ownership, you’ll no longer pay Aspire Housing any rent, but ground rent and service charges may still apply—we’ll confirm this in writing after completion.
